In Pankow and throughout Berlin, terminations of owner-occupied tenancy agreements (the desire to vacate) mean millieu exchange. Whether those giving notice move in themselves, rent again at a high price or sell on is irrelevant for the misfortune of those affected and for the negative effects in the neighborhood. The city is being socially hollowed out and individuals are being plunged into existential crises. No one should be left alone with this problem, because it concerns us all.
Own use? We call notices of termination for personal use → request to vacate. Because we tenants have their own needs!
Across Berlin, around 160,000 apartments have been converted into condominiums since 2013. In Friedrichshain-Kreuzberg alone, for example, around 48% of all residential buildings have been divided into condominiums.
From 2021, the ban on conversions will apply until 2025, and we know from the districts that certificates of completion will continue to be issued diligently. If the conversion ban is not extended, there will be further waves of conversions.
According to estimates, up to 50 percent of the apartments in Pankow that are due to expire in 1914 could have been converted into condominiums by 2023. Exact figures are not yet available. This raises the question: #Removal request state-subsidized? In addition, the rising numbers of owner-occupier terminations are extremely worrying overall. Over the next few years, 100,000 owner-occupier terminations are expected in Berlin.
To find out whether your house has already been subdivided/converted, a simple extract from the land register, which is available to every tenant, is sufficient. Please contact us with the news of the already completed conversion + date of division.
